Google My Business for Realtors: Dominate Local Search in 90 Days


When someone in your market searches "real estate agent near me" or "condos for sale in Liberty Village," your Google Business Profile is either in the local map pack at the top of the page or it is invisible — there is very little in between. Google Business Profile (still widely called Google My Business, or GMB) is the single most powerful free local-search tool an agent has, and Google's own research on near-me searches shows local intent converts fast: people searching for a nearby business often act that same day. Most agents treat the profile as an afterthought. This 90-day plan treats it as the local-search asset it is.
Ranking in the map pack is not about being the best agent in your market. It is about being the most complete, most active, and most reviewed profile Google can see — and that is entirely within your control.
A Google Business Profile sits above the organic website links, so it is the first thing a high-intent searcher sees. Those searchers are already ready to act, which makes this the highest-converting free channel you have — better than most social feeds. Reviews feed directly into local ranking: Google weighs their quantity, quality, and recency, so a profile with dozens of recent reviews consistently outranks a near-empty one for the same search. And none of it requires ad spend. Optimizing the profile costs time, not media budget.
Start at google.com/business, claim or create your profile, and verify ownership. If you work from home, be careful with the address — Google can flag a residential address, and a service-area business setup (where you hide the address and list the regions you cover) is often cleaner.
Then complete everything. Use your real business name exactly as it appears elsewhere; do not stuff keywords or cities into it, which violates Google's guidelines and risks suspension. Set your primary category to "Real Estate Agent" and add relevant secondaries like "Real Estate Consultant." Write a description that names your focus and area — "Toronto real estate specializing in downtown condos and GTA family homes, serving the Greater Toronto Area with free home valuations." Add your business phone, professional email, and website, and list 8 to 15 specific neighbourhoods you actually serve rather than a vague "all of the GTA." Completeness is a ranking signal; fill every field.
Google gives richer profiles more visibility, and most agents upload fewer than ten photos. Do the opposite. A strong profile carries a professional headshot, a batch of recent listing photos, a set of genuine neighbourhood shots (the local parks, main streets, and landmarks buyers care about), and a few team or community images. Add them steadily rather than in one dump — consistent fresh media reads as an active business.
The quality of those photos is doing double duty: they are also the first impression of your work. Blurry phone snaps undercut the whole profile. Two guardrails matter. First, never buy, gate, or incentivize reviews — offering gift cards for reviews or filtering out unhappy clients violates Google's policies and can get your profile penalized or suspended. Ask everyone, honestly. Second, respond to every review within a couple of days, positive or negative. A calm, professional reply to a critical review does more for your credibility than the complaint does to hurt it.
Google trusts businesses whose Name, Address, and Phone number (NAP) appear identically across the web — your website, the profile, Apple Maps, your brokerage listing, social profiles, and your email signature. A mismatch as small as "Street W" versus "Street West" muddies the signal. Pick one exact format and use it everywhere.
Days 1 to 14 are foundation and media: claim, complete the profile to 100 percent, and load your first batch of professional photos. Days 15 to 30 start the content and review engine — your first posts go out and your first review requests land. Days 31 to 60 are momentum: two to three posts a week, steady review requests, daily responses, and more listing and neighbourhood photos. Days 61 to 90 build authority — keep posting and reviewing, refine your service areas toward where inquiries actually come from, and document the post formats that earn engagement so you can templatize them. Expect the first visibility gains within a few weeks and the meaningful map-pack movement across the full 90 days.

Early improvements usually show within two to four weeks as you complete the profile and add media, with the meaningful map-pack gains landing across a 60-to-90-day window as your posts and reviews accumulate. It compounds — the profile keeps climbing as long as you keep it active.
How many service-area neighbourhoods should I list?
Aim for 8 to 15 specific neighbourhoods you genuinely serve, not a single broad "Greater Toronto Area." Specific place names help Google match you to specific local searches, which is exactly the high-intent traffic you want. Update the list when your focus actually shifts, not constantly.
Is it okay to offer clients a gift card for leaving a review?
No. Google prohibits incentivized and gated reviews, and enforcing it can get your profile penalized or suspended. Ask every client for an honest review at the moment they are happiest — right after closing — and let the volume build naturally.
